Some expand in clusters while others exit a market quietly.

Once you start noticing these patterns and tendencies, your outreach can feel much more intentional.

Timing Matters More Than Volume

One of the biggest shifts we’ve seen is around timing. It’s not just about reaching more people, it’s about reaching the right people at the right moment. And loan maturity data is a big part of that.

If a property was financed 5 years ago, there’s a good chance that something needs to happen soon, whether that’s a refinance or a sale. And maybe that’s a conversation that hasn’t started yet.

Of course, that doesn’t mean that every loan maturity turns into a deal; however, it does narrow down the field. And it gives brokers a reason to reach out that’s backed by something real, which is very different from a generic “just checking in” email.

Looking at Transaction History Differently

Past transactions can be just as useful as current activity — not in a “they bought once, so they’ll buy again” kind of way, but more in how someone tends to operate. When you have access ot that kind of history, prospecting becomes less about guessing and more about matching. You’re not just asking, “Who might be interested in this?” Now, you’re asking, “Who has already shown they are interested in something like this?”

And that’s a completely different starting point.

Connecting the Dots

All of this depends on having clean and usable data, which hasn’t always been easy to find in CRE. Information tends to live in different places. Pulling it together takes time, and now everyone does it consistently.
