Starting with the base building information, he quickly updates the complete rent roll with assumptions with regard to renewal, tenant rollover, TIs and commissions as well as the detailed operating expenses. This input generates 10 detailed financial reports and a host of charts and graphs that supports the listing and sales price. The powerful Comps Manager allows him to store and present relevant Sale and Lease Comps with corresponding adjustments to support pricing. And, by adding detailed loan terms and return requirements, RealNex helps Adam to model and realize the highest value.
After analyzing the financials, Adam simply adds brief text to profile the building, market and investment opportunity. MarketEdge feeds the inputs into his custom templates to build a comprehensive array of presentations including:

- Offering Memorandum
These presentation materials can then be shared via link or pdf. While not demonstrated during the session MarketEdge also creates detailed property websites.
